THE MORGAN INVESTMENT FUND sells Membership Interests in a Limited Liability Company that will own the asset
Investors receive an annual preferred return between 8 - 9% depending on the property
payments are made each quarter
 
  • Investors share up to 50% of all net rental income from the operations
  • Investors share up to 50% of all future capital gains from a sale
  • Investors receive first monies out from either a refinance or sale
  • Investors may “call back” investment after five years
  • Investors receive full transparency from the PMR Management Co that shares all the income/expense reports with them
  • Investors receive an annual audit from a reputable Accounting firm in New York

THE MORGAN INVESTMENT FUND receives a one-time only Establishment Fee of 3% of the purchase price to coordinate all the vendors (lawyers, Title, financing, investors, etc) and move forward to a timely closing, and a fee of 3% of the rental income to manage the operations of the LLC.
